Under the supervision and direction of the Executive Director perform a variety of services and tasks related to real estate management, physical planning and space management at all University facilities, both on-campus and off-campus (where University personnel and students are using leased space). Ensure that records and documents related to real estate management, physical planning and space management are collected, maintained and organized in support of University operations and capital improvement projects. Ensure that facilities meet compliance with multiple jurisdictions including local, regional and State requirements, as well as adhere to University policies. Negotiate terms and conditions of agreements and prepare agreements in support of real estate and capital improvement projects. Technical work with administrative responsibility related to rights-of-way and easements; acquisition and disposition of real property; management of leases; processing of documents and reports related to real estate and capital improvement projects; and providing assistance to stakeholders regarding real estate management, physical planning and space management.
1. Develops and administers real estate acquisition procedures, including property descriptions, title research, appraisal, and negotiations.
2. Coordinates real estate management procedures by providing quality control, evaluating property needs, formulating cure plans, and as a liaison between project management, acquisition, consultants, and outside agencies.
3. Develops and manages leases from both a landlord/owner and a tenant perspective.
4. Assists with planning activities and collaboratively with team members the development, maintenance, and updates to the Facilities Master Plan as well as space management and property databases that support business and budgetary decision making.
5. Confers with University staff and stakeholders in planning various projects and determining methods and procedures used to effectively complete such projects.
6. Address questions and researching requests for information for stakeholders and capital improvement project teams.
7. Plans and implements long and short term goals, objectives, and strategies to facilitate and manage effectiveness of division efforts.
8. Conducts negotiations and coordinates closings related to real estate projects.
9. Life-cycle planning of real property assets taking into account the whole-of-life implications of acquiring, operating, maintaining and disposing of a real property, buildings, and/or assets, making decisions at both strategic and operational levels of capital works investment and building management.
10. Performs other duties as assigned.
Minimum of five (5) years' professional experience working in a capacity as a real estate development manager, asset manager, portfolio manager, corporate real estate manager or real estate consultant.
Work experience at a University or college.
Master's Degree in Planning or Real Estate, or related field.
Experience with privatized and/or public-private partnership delivery approaches.
Knowledge of real estate transactions, development process, finance, applicable codes, standards, guidelines and regulations for both University and private sector commercial projects.
Must be a good communicator, and skilled in communicating verbally, in presentations for senior leadership committees, with staff, with high level executives, attorneys, community members, developers, government officials and others.
Demonstrated prior experience in identifying and dealing with politically sensitive issues.
Strong background with public or private sector corporate real estate asset management and operations with focus on healthcare, research and academic institutional needs.
Experience in complex, transaction, structuring, real estate negotiations, development, financing and portfolio management to achieve highest and best use and to maximize value of physical assets.
Experience with and understanding of real estate law, transactions, negotiations, contracts and regulatory requirements.
Understanding of real estate, development, financing, and entitlement processes.
Ability to use financial planning and budget tracking tools.
Knowledge of due diligence process for acquisition, disposition and commercial leasing.
Working knowledge of zoning, planning and building codes.
Ability to create, review and amend lease, purchase and development documents and agreements.
Understanding of multi-sited real estate strategic planning and portfolio management.
Strong skills in team building.
Strong organizational and interpersonal skills; politically astute; demonstrated consensus-building skills.
Solution and results oriented; able to multitask, meet deadlines and develop plans to achieve multiple and sometimes conflicting priorities.
Working knowledge of higher educational or institutional systems is preferred.
Demonstrated ability to work independently and to use sound judgment and initiative.
Excellent (thoughtful and articulate) interpersonal, verbal communication and writing skills.
Excellent organizational and analytical skills.
Proficiency with Microsoft Suite and internet. Web management a plus. Ability to adapt to emerging technologies.

Work Environment/Work Week/Travel:
Work is performed both outdoors and indoors, primarily working in a standard office environment with use of computer and phone. Occasional to frequent visits to project sites encompassing all three (3) university campuses. Additional hours may be required to meet business needs or deadlines.
Valid driver's license required. Incumbent must also be able to meet the University's fleet rules and be eligible to drive for University business. The University and its insurance carrier reserves the right to exclude applicants based on their driving record.
