The Opportunity

In keeping with the Mattamy Mission of providing The Best Homeowner Experience, the Land Development Manager will manage Land projects from acquisition to final assumption with liaison between Sales, Marketing, Construction, Government Authorities, Consultants and Contractors to ensure projects are completed in a timely and cost effective manner while striving to achieve “The Best Homeowner Experience” in all activities undertaken. Responsibilities include, but are not limited to:       

Planning Stage

Achieve timely planning and engineering approvals for civil, landscaping, utilities, etc. to ensure that all approvals are obtained in a timely manner and according to the project’s schedule
Develop and analyze conceptual plans and coordinate with Sales & Marketing to produce market driven plans, incorporating flexibility to adapt to changing market conditions
Produce financial evaluations of all plan alternatives
Oversee project visioning process
Initiate, manage and execute land development and planning approval schedules
Produce land development budgets
Continually maintain awareness of and challenge engineering and planning standards
Manage team of Consultants for the timely completion of all deliverables
Oversee and review engineering and landscape design to meet schedules and achieve most timely/cost effective and customer friendly construction techniques & designs
Review overall earthwork strategies to minimize costs and avoid import/export of material
Actively participate in acquisitions and due diligence
Pursue alternative design standards
Process subdivision, utility, and development agreements
Ensure Marketing, Construction and head office have all information required for scheduling, sales and construction
Procure construction, engineering, landscaping and other consultant services
Oversee preparation of contract documents and strategies
Review and analyze contract documents prior to award and negotiate prices and terms of contract (in consultation with the Vice President)
Obtain construction and environmental permits
Obtain financial assurances (as applicable)
Assist the Construction and Marketing teams with land development related issues
Support to Construction team with review of house plot plans
Mentor, train and support direct report(s) and intern(s)
Land Development Stage
Make regular site visits and attend construction meetings (as needed)
Coordinate with the Land Construction Manager for the management of all land development activities
Manage land development budgets and schedules
Manage cost to complete reports
Produce cash flow forecasting
Oversee dust control and SWPPP compliance during land development
Obtain release of financial assurances after assumption has been achieved


Job Requirements

The Person


Strong business acumen including experience in doing budgets and cash flows

Strong communication and negotiation skills – verbal and written

Excellent organizational and time management skills with ability to meet deadlines

Experienced in reading various types of maps (topographical, zoning, etc.) and engineering plans

Demonstrated success in the homebuilding and land development industry

Detail orientated

Computer literacy (MS Outlook, Word, Excel and Project)


Prior work experience in similar role specifically involving project management

Prior supervisory experience

Excellent project management skills, including budgeting, scheduling and directing team’s work efforts

Strong understanding of land development process and its related disciplines, such as planning and engineering

Bachelor’s degree in Engineering, Planning, Housing and Urban Development, Construction Management or related field

Computer proficiency in MS Outlook, Word, Excel and PowerPoint

Graphics program experience preferred but not required

Experience in the homebuilding and land development industry preferred but not required

Excellent project coordination skills in assisting team’s work efforts

Understanding of the entitlement and land development processes

Strong business acumen including education in budget management

Strong communication and negotiation skills – verbal and written
